Le Balconie

A superbly restored house, where typically tiled floors add colour and character to contemporary design, Villa Le Balconie is tiered into the hillside at San Montano, with both a lift and a staircase linking the three floors. Entry to the villa is on the upper level, where a spacious sitting room opens out to a broad covered terrace, gazing across the water to Capri. One of the bedrooms is also at this level, the other three occupying the floor below and sharing a furnished terrace overlooking the bay. All are newly refurbished and are styled with calm, uncluttered elegance, and each has its own shower or bathroom.  Most of the social space is at ground level, a lovely new kitchen serving a large dining room, opening to a terrace furnished with stylish modern chairs and sofas. The highlight of the villa is the superb new outside kitchen with barbecue and pizza oven. Steps lead down from the terrace to the garden and heatable pool, with its waterfall shower, hydro-massage corner, sun-bathing area and, of course, sea views. About 1km from a bar, restaurant and shops in the village of Massa Lubrense, the villa is 100m from a beach with beds and umbrellas for rental, and 5km from Sorrento. We are delighted to welcome this property back to our portfolio after an extensive refurbishment.

Important information

For this property guests do need to sign a letter on arrival stating that they are responsible for any damage to the property.

There is only parking for one small car at this villa.  Access to the villa is via a narrow road with some bends. In the summer season, this road can be congested with parked cars and therefore big vehicles cannot pass. Private transfers can be arranged.

Prices do not include a mandatory charge of €1.50 per person per night for Tourist Tax, this will be collected locally on arrival.

No third-party personnel are allowed to supply services at the villa. All in-villa services must be provided by the villa staff or owner-approved suppliers. 

Please note that 100% cancellation charges will be due if bookings are cancelled 59 days or less before departure.
